9 Simple Steps to Buying Your Home

1.  Get pre-approved for a mortgage.  It is important to know what you are qualified to buy and your comfort level of mortgage payment prior to touring homes.

2.  Get connected with a buyer’s agent that you trust to be your advocate during the home buying process.  Your buyer’s agent will work with you from the start of your home purchasing process until the finish.

3.  Tour homes with your agent.  Also utilize other avenues for information.  It is often helpful to drive around and check out neighborhoods that you are unfamiliar with.  If you see a home that you would like more information about, call your buyer’s agent.  (The agent on the sign works for the seller.)

4.  Write the offer.  Your buyer's agent will research your market area to ensure you will present the best possible offer.  You will be asked to put an earnest money deposit down.  This is kind of like a security deposit when you rent an apartment.  Once the offer has been accepted, the money will be placed into an escrow account and it will be applied towards your purchase.  But, if you choose to terminate the contract through no fault of the seller, the seller can keep this deposit.

5.  Complete the home inspection if you have chosen to have one.  You may also have a termite inspection completed at this time.

6.  Your bank will send an appraiser to the house to determine the home's value as well as to do an inspection of the property.

7.  Your settlement company will order a title search of your home.

8.  Do the final walk through.

9.  CLOSE!  You are a home owner!
